This covers our initial office search following your brief, all discussions and negotiations with the landlord and lawyers, through to tying up the deal on your behalf.
Instant takes on the office lease on your behalf and puts up all the capital for the contract, ensuring that you only commit to the space for as long as you need it. All the costs to you are rentalised, meaning that they only appear on the Profit and Loss account, not the balance sheet.
Instant works very closely with you to understand how you would like your office to be designed and we then manage all the contractors and suppliers to guarantee the completed office is available to you on the day you need it. That includes office layouts, wall colours and floor coverings, furniture selections and all the cabling you need to run your business smoothly.
Once you move in to the office, Instant take on the day to day responsibility for running the space. We will hire cleaners and janitors, receptionists and security if required, we contract with the utilities suppliers and we operate a help desk to make sure that your team can concentrate on their work, whilst we sort out the office.
Often a cost that is overlooked in an office lease, Instant takes on the liability for exit costs, and incorporates this in to the fee. Once you move out of the office, you have no further liabilities there – Instant take care of all the dilapidations and tie up any loose ends with the landlord.
