Due to the nature of their business, visual design agency We Are Angels are constantly expanding and contracting, depending upon the projects they are working on. Instant were first approached by Blaircourt when they needed to market two floors of a building on Red Lion Square, Holborn. They had experience of using commercial property agents, but wanted to explore less traditional routes of marketing their leased office space.
Our unique and creative recommendation was to offer more flexible contracts on an inclusive rental deal, allowing the client all the benefits of a traditional lease but with greater ease of payment.
Our approach to Blaircourt’s property conundrum was simple but yet effective in the current climate. We quickly let the first offices on Red Lion Square and we are now generating significant interest on a second instruction with Blaircourt. Our suggestion was always to market the whole building on a floor by floor basis, which has seen a surge in interest, with competitive rents offered.

As one of the largest commercial landlords in the UK, Mapeley have always used traditional commercial property agents to find suitable tenants for their vast estate of properties. With a forward thinking approach to property they were looking to find additional routes to market their property, find requirements that they wouldn’t have otherwise seen through traditional routes and boost lettings.
We already had a very successful relationship with Mapeley but we were keen to develop the relationship further. FreshMinds recently expanded into additional office space in order to prepare for anticipated growth in the next decade, and decided to sub-let out some of the as yet unoccupied space in the short-term. They approached Instant for help with finding suitable and reliable tenants given their somewhat special circumstances and requirements.
Once we understood the type of tenant FreshMinds were looking for we went about finding the right one through the vast number of enquiries we receive each day. Within a matter of weeks we had found a company that was looking to move quickly into an office that provided them flexibility and didn’t charge for additional services. They viewed FreshMinds and loved it, as it provided all the space they could need and room to grow, access to 7 meeting rooms, internet and phone included and in the company of likeminded people. We agreed a deal between the parties that suited everyone and on the 27th October 2009 they moved into the offices.
We were able to understand the needs of FreshMinds in terms of the type of tenant they wanted and their timescales. Instant market spare desks for iCrossing to great success.
iCrossing moved into new premises in London at the end of 2008. As the company was expanding they took on more office space than they required, which meant at the time that they had some surplus office space and wanted to generate some extra income from the spare desks. They needed a route to market their surplus office space effectively and quickly, with a high level of service offered by the marketing agent. They struggled to find anyone that was willing to market the space they had, until they came across Instant.
Instant were approached by iCrossing at the beginning of 2009. We went to have a look at their offices, consulted them on the best way to market their surplus office space and began marketing it straightaway. Given the quality of the space, we knew that by offering a competitive inclusive rent we would be able to find them suitable tenants. Instant find Smoothe tenants for spare desks in London.
Smoothe wanted Instant to market their surplus desks in London, E1 as a shared office product on our website. Instant attracts thousands of new enquiries for office space each month, and our Leased Office team knew that shared desks would be the right solution for many of them.
Smoothe had previously been marketing through free websites and word of mouth, but it was not yielding quick results.
